3/17/2025: To All Willow Ridge Homeowners Association Members,
I am writing this letter to ask each of you to share our thanks to Dick Wurst for his years of service to the Willow Ridge Community. Dick has been a wonderful resource and partner for me as President of the Association. My thanks also extends to the rest of the members of the Board who have worked so diligently to make Willow Ridge a better place to live. While we don't always agree, there is no doubt that we always respect each other's opinions and have a singular objective; to do what's right for the community. So, thank you Arlene, Elaine, Ro and Dick for your support.
I am also pleased to announce that we have four (4) excellent candidates for this year's Board of Directors election. It is important that you take advantage and have a voice in electing the community's Board of Directors, since it is the Board that are the custodians for the community. Please make your voice heard and vote for your two candidates of choice.
Once again, I want to thank all of our association members for the support that you have provided the Board of Directors during the past year.

10/27/2024: Candice and Ron Bergida are asking all neighbors and friends to be on the lookout for LOKI (picture attached). LOKI is an 11 y/o male housecat that hasn't been outside EVER, so he has no 'bearings' to find his way home. HE LIKELY WILL NOT RESPOND TO HIS NAME NOR COME TO YOU.

President’s Report
Completed Capital Projects – 2024 (See below in Maintenance Projects)
P&L: Actual vs. Budget YTD -10 Months ended 8/31/24
● 2023/2024 Operating Budget included a 5% increase over 2022/2023 Operating Budget; due to the utilization of $25K (from Capital Reserve) for the painting project, we were able to minimize the overall increase in our operating budget and avoid having to levy a special assessment.
● At 10 months into fiscal year, we are $50,000 under budget mainly due to timing (straight lining expenses); true savings are: utility costs ($10,000) and snow extras ($9,000).
● We had to replace pool gates ($5,000) due to Board of Health violation
Maintenance Projects - HPM
● Painting Project – Phase III – Update: Final stages of Phase III should be completed by week ending 9/20
● Final Phase -Phase IV. There are 5 clusters remaining and it is the BOD’s intention to complete all in 2025;
Fall Projects:
Seeding and aerating will continue on front and side turf; skip laurels will be treated with desiccant oil. Tree trimming will continue to include removal of dead trees and trimming of canopy
● Gutter Guard installation. We will do a final gutter cleaning prior to installation. Homeowner gave BOD a handout with recommendations on installation. Taken under advisement.
New Business – (Open Discussion)
Future Capital Projects: Crack fill and repair, as needed, and sealcoat asphalt road in Spring.
Miscellaneous
- Power wash all cement/block walls in Spring
- Repair all curbing within the community in Spring
- Discussed adding new plantings in the landscape bed on the south side of St. Johnland as you enter Willow Ridge Drive. BOD will consider when completing the budget
- Trim trees by catch basin behind Units #30 & #31
- HPM to inspect tree behind Units #1-#4 and advise if any safety issue exists.
- Regarding the Painting Project for Phase IV, HPM will contact Homeowners to schedule wood replacement inspections. Homeowners can have their own contractor (licensed and insured) perform “dry rot” replacement. HPM will provide timelines..
- Repair and Paint the first Willow Ridge sign as you enter the community
- BOD encouraged all homeowners to contact HPM directly with any homeowner (personal) issue and not to bring them to the community meetings.

9/25/2024: The Board of Directors would like to remind association members that the purpose of our Community Meetings is to provide updates on the communities’ activities and to share necessary information that is important to each and every association member. As pointed out previously, our community meetings are not intended to discuss one's individual complaints that typically results in an uncomfortable atmosphere for those attending. It is no different than when the Board of Directors has a complaint with an individual owner, (typically it involves a broken rule), our stated protocol and practice is to communicate directly and privately to the individual owner. No one appreciates having a personal issue aired in public. We have advised everyone numerous times that it is necessary to address your individual complaints to H.P.M. with the expectation that you receive a response, either by a return phone call or email, by the next business day. The Board of Directors receives a monthly report advising of complaints/problems that have been properly reported.
In the event that HPM does not satisfy you with their response or their intended action, we suggest that you email the Board of Directors to share your concerns with them. It is clear that some residents do not appreciate or even understand all that HPM does for the community, but it is the Board of Directors who is responsible for their performance and knows that they constantly go above and beyond.
Going forward let it be clear that the Board of Directors will not engage in discussions about personal issues in a public forum. We do appreciate those members that have respected these requests in the past, but it is obvious that a few must be reminded.
